Our services

Three disciplines, one standard.

We focus narrowly so we can build deeply. Every project, regardless of scale, gets the same named project manager, weekly written reports, and a two-year defects period.

New build construction.

Ground-up homes designed and engineered to outlast the brief. We work with your architect or introduce you to one we trust.

Most of our new build work is single private dwellings and replacement builds, with the occasional small private scheme of two to six units. We carry full main-contractor capability: groundworks, structure, envelope, mechanical and electrical, joinery, second fix, and external works. We do not subcontract project management.

  • Replacement dwellings and ground-up new builds
  • Small private schemes of two to six homes
  • Full main-contractor delivery, single point of accountability
  • Future Homes Standard fabric performance, as standard

Extensions and renovations.

Considered additions to existing homes, period or contemporary. The starting point is always the building you already have.

We measure carefully, listen for the parts that are working, and design from there. Whole-house refurbishment is a particular strength. We are happy to bring listed buildings up to a livable standard without stripping out what makes them worth keeping.

  • Single and double-storey rear extensions
  • Side returns and wrap-around extensions
  • Whole-house renovation and refurbishment
  • Listed and period property work, with conservation officers

Loft conversions.

Engineered conversions that add a properly finished storey rather than a usable attic.

Most loft conversions oversimplify the structural and watertight detailing. We do not. We are happy to take on dormers, mansards, hip-to-gable, and L-shape conversions, with the corresponding party wall and planning work managed in-house.

  • Structural design coordinated with our engineer
  • Party wall procedure handled in-house

A short, deliberate process.

01

Conversation

A meeting on site, no charge, no obligation. We listen.

02

Feasibility

A written feasibility study covering buildability, programme, and a defensible cost range. Fixed fee, fully credited to the build if you proceed.

03

Design coordination

Working alongside your architect, or introducing you to ours, we develop a deliverable design with a real budget behind it.

04

Construction

Named project manager, weekly written reports, and a shared site diary you can read every evening.

05

Handover

Snag-free handover, full operations and maintenance file, and a two-year defects period as standard.

Clear costs, no surprises.

We price on a fully open-book basis for renovation and extension work, and on a fixed-price basis for new build once the design is complete.

Either way, you see the trade quotations, the contingency, and our margin. Variations are written, priced, and signed before any work changes.

Where do you work?

We are based in Radlett, Hertfordshire, and work nationwide on the right project. Most of our work is in London, the Home Counties, the Cotswolds, and along the south coast, but we have run projects in Yorkshire, Edinburgh, and Cornwall.

How long is the wait to start a project?

Typically three to six months from first conversation to mobilisation. Feasibility and design work happens during that period so the build itself starts on a known footing.

Do you provide design services?

We are builders, not architects, but we work closely with a small number of practices we trust and are happy to introduce you. We also coordinate engineers, planners, and conservation specialists where needed.

What is your minimum project size?

We rarely take on projects below 150,000 pounds in construction value. Below that we are not the most efficient use of your budget.
